I am a rent stabilized tenant in manhattan. I have a two bedroom apartment just off Park avenue in the 60's. My rent is $642.76 per month. I make over $1,000,000 per year and have for many years. My question is, Why is the rent level for decontrol 2,000 per month with the income level of 175,000? I am abusing the system more than someone who only makes 175,000 and has to pay over 2,000 in rent. I am nervous that the rent level may drop or be eliminated altogether. I have been stabilized so long that I feel it is the responsiblity of private sector owners to "subsidize" my rent. If they take my entitlement away I don't know what I will do.

Hmm, you sound like you were hatched in an RSA propoganda vat.

Your rent seems too low to be stabilized. Your landlord obviously loves his millionaire tenant and doesn't take his rent increases.

Maybe it's the Rolls Royce you bought him for Christmas? The caviar brunchs? The free trips to your chateau in the Alps?

Not to worry, if you lose your $642 rent, they have homeless shelters that you can get into. One very nice one is called the Ritz Carlton. Look them up in the phone book. Best place for transients. I think you'll qualify.

Worry no more. Here is a way to deal with your concern that you "abuse the system more than someone who makes $175,000". Donate $175,000 to Rent Wars each year (see donation page for details). It's totally tax deductible. You'll be helping to bring attention to other tenants that need the rent protections to survive- like seniors on fixed income. And you may even help protect your $600 rent from skyrocketing.

A better way to help tenants would be to send the money to the City-Wide Task Force on Housing.

My water has been cut off again, this time supposedly for a leak. I have no water in the bathroom. I can't flush the toilet or take a shower. Despite the fact that there are other apartments in the line, only my water has been cut off. Any suggestions? Why am being inconvienenced and no one else?

Well as far as the luxury decontrol threashold being so high, as well as your income, the next thing that DHCR will try is a means test; income vs rent.
